Residential application process



The Application process normally takes 4 to 48 hours to process.  We DO NOT do credit checks, but we do take into consideration ALL  past evictions and FILINGS.  Past evictions and filings will be searched throughout our database and affects a large part of your application.  There is a NON-REFUNDABLE application fee of  $55.00 for residential per adult requesting to be on lease. Application fee for commercial properties is $150.00 per adult.  APPLICATION FEES are NON-REFUNDABLE so please verify via email that home is still available and review the website prior to submitting ALL application fees.  We would like for you to make at least 2 TIMES your monthly lease amount. Commercial properties we need to verify that you have minimum 6 months' worth of funds or line of credit.  While your application is in progress, the property will still be listed as Available until your application is approved AND your security deposit is made, NO EXCEPTIONS! 


Deposit


Once your application is approved in order to secure property we will need your security deposit which is equivalent to one month of rent. The security deposit will Initially serve purpose to take property off the market as an open rental. If security deposit is made to hold property and you decide NOT to move in the deposit is NON Refundable due to company taking property off the rental market. Once you move into unit the Security will be held until terms of lease are met.  Security Deposit is the same amount of the monthly rent of unit.  The security deposit ONLY holds the Property for 7 to 10 days depending on the day of the month the deposit is held.  


Approval Criteria



  • Approval is Dependent upon Number of Evictions that are FILED, (please remember if you were not evicted by the sheriff we take into considerations landlord filings)
  • ​rental history with previous landlord
  • Evictions and FILINGS must be over 5 years old
  • NO PETS allowed unless they are approved by Landlord first.  (Small dogs or cats maybe considered management approval with $200.00 pet deposit)
  • Income of AT LEAST 2.5 times higher than rental amount
  • Must have stable income on current job atleast 1 year
  • ​Housing Vouchers are accepted






Showing of Property


In order to have viewing of property an application must be submitted or proof of funding available to move. This means that you MUST have proof of one months rent and deposit.  The housing market is very slim we receive NUMEROUS CALLS.  We can't not show property to all the individuals.  We must screen prior to cut down on unnecessary trips to the property.  Proof of funds does Not guarantee rental, an application must still be submitted to move forward.
